SBDC Success Story: Villagio Luxury Shops & Hotel LLC

Villagio Boutique Hotel Brings International Luxury & Historic Preservation to Pittsburgh’s North Side

Villagio Boutique Hotel is an Italian-themed boutique hotel located in Pittsburgh’s historic Allegheny West neighborhood. Situated in a restored 1800s Victorian mansion, the ten-room hotel offers guests a distinctive lodging experience, with each room designed to reflect the character of a different Italian city. Villagio officially opened in the spring of 2025, bringing a unique hospitality destination to Pittsburgh’s North Side while supporting neighborhood revitalization and tourism growth.

The business owner engaged the University of Pittsburgh Small Business Development Center (SBDC) during the early planning stages of the project. Although the concept was well developed, the client needed assistance creating a comprehensive business plan and realistic financial projections to support financing and guide key business decisions. Due to the scale of the project and the investment required to acquire and renovate a historic property, careful planning was essential to ensure long-term sustainability.

Working with their SBDC consultant, the client received individualized technical assistance focused on business strategy development, business plan preparation, and financial forecasting. Detailed financial projections were developed to estimate startup costs, operating expenses, and projected revenues, supporting the client’s efforts to pursue SBA financing.

As a result of this assistance, Villagio Boutique Hotel successfully launched operations in 2025. Their opening highlights the impact of University of Pittsburgh SBDC consulting services in helping entrepreneurs translate complex ideas into operational businesses. The hotel is contributing to the local economy, supporting tourism, and enhancing the vibrancy of Pittsburgh’s North Side. The Pitt SBDC is proud to have assisted Villagio Boutique Hotel from concept through launch, reinforcing the SBDC’s mission of fostering small business growth and economic development throughout the Commonwealth.
